Carpet Cleaning in Linwood & Woolston
Yes, I clean carpets in Linwood and Woolston. There are a lot of rentals and flats in these eastern suburbs, so much of my work here is for tenants, landlords and property managers getting a place ready for the next people.

What do rentals in Linwood and Woolston usually need?
A thorough clean that handles a full tenancy’s worth of wear. In the eastern suburbs the housing is mostly older family homes, blocks of flats and units, and newer townhouses built after the quakes. Many of them are rented, and the common jobs are:
- Traffic lanes and soiled hallways after a long tenancy.
- Food, drink and makeup marks in bedrooms.
- Pet urine left behind by a previous tenant’s animal.
- Musty-smelling rooms that haven’t been aired well.
I’m honest about what will come out and what can only be lightened, which helps everyone set fair expectations.
How do you handle pet urine left in a rental?
I check with a UV torch to find spots the eye can’t see. Each area is first pre-sprayed and rinsed with hot water extraction, then given a urine treatment that suits the carpet, then rinsed again. Every urine job includes a deodoriser and antimicrobial treatment as standard.
Where urine has soaked the underlay repeatedly, replacing that section of underlay can be the only lasting fix, and I’ll tell you if I think that’s the case. See pet urine and odour treatment.
Do you work with property managers?
Yes. A lot of rental work comes through landlords and property managers, and I’m happy to deal with them directly. I confirm the price with whoever books and sort out access with the tenant or manager. See end of tenancy carpet cleaning.
What should tenants know about carpet cleaning and the bond?
Many tenancy agreements ask for carpets to be professionally cleaned at the end, and clean carpet makes the final inspection easier for everyone. Check your own agreement first. The bond carpet cleaning guide explains more, and tenancy.govt.nz is the official source. This is general information, not legal advice.
What can tenants do before I arrive?
Clear the floor of furniture, boxes and loose items, and give the carpet a good vacuum. If something gets spilled during the move, blot it with a clean cloth and cool water rather than scrubbing. Then send me a photo of anything that’s still there, so I can plan for it.
What about parking around flats?
Blocks of flats often have a shared driveway with tight parking. My hoses reach roughly 45 m from the van, so I can usually park at the front and run them to each unit. Let me know if the driveway is shared so I don’t block anyone in.
Nearby suburbs I also cover: Central City, Shirley and Burwood, New Brighton, Sumner and Redcliffs, plus Phillipstown, Bromley, Opawa and Ferrymead.
Frequently asked questions
Can you clean while the tenant is still moving out?
It’s best once furniture and boxes are out. If a few large items are still there, I can work around them, but an empty room gives the most even result.
Will cleaning remove a musty smell?
It often helps a lot, because the smell usually comes from soil and residue in the pile. I can’t promise a smell will go completely, especially if the cause is damp in the house itself.
Can a property manager book and the tenant let you in?
Yes. Tell me who will be at the property and the best contact, and I’ll confirm the price and time with whoever is booking.
Do you quote rental cleans from photos?
Yes. Text the address, the number of rooms and photos of any marks or pet spots. Your price is confirmed before work starts.
