Do you clean rentals between tenants?

Yes, and an empty house is the easiest place to do a thorough job. Mairehau is an established suburb with a mix of family homes and rentals, while Marshland, further out on the north-east edge of the city, mixes semi-rural properties with newer housing. Wherever the home is, a changeover clean follows the same plan: every room, the hallway and any stairs, with extra attention to walkways and marks.

What do you need from a landlord or property manager?

Just enough to quote and plan the day:

• The address and the number of bedrooms, lounges and hallways.
• Photos of any stains, pet areas or worn spots.
• Who will let me in, and whether the water is still connected.
• The date the tenants leave and when the next ones arrive.

I'm a tenant moving out. When should I book?

After the furniture and boxes have gone, and before your final inspection. Leave enough space between the clean and the inspection for the carpet to dry. Drying depends on ventilation, the weather, the fibre and how soiled it was, and I'll give you guidance on the day. Check your tenancy agreement for what it says about carpets, and talk to your property manager if you're unsure. Can you do the tiles and grout at the same visit?

Yes. Kitchen, laundry and bathroom floors often look tired at the end of a tenancy, and grout lines can hold a lot of grime. I can clean tiles and grout on the same visit as the carpets. See tile and grout cleaning.

What if there was a pet in the house?

Tell me when you book. I'll check for hidden spots with a UV torch and treat them with a product matched to the carpet. A deodoriser and antimicrobial treatment come as standard on urine jobs. Any access notes for Marshland properties?

If you're on a bigger section with a long drive, let me know whether the van can get up near the house. The hoses reach roughly 45 m. I also need an outside tap, or I can usually connect to an indoor one with an adapter.
