Motel carpet cleaning in Christchurch

A guide for motel owners and managers of small accommodation in Christchurch and Canterbury: cleaning rooms in batches, scheduling around occupancy, mattresses and headboards, stains and urine, and keeping enough rooms available to sell.

How do you clean motel rooms without closing the motel?

By working in batches. Instead of doing every unit at once, we pick a group of rooms that are vacant on the day, I clean those, and they come back into use once dry. The next batch is done on another visit.

That way you keep most rooms available to sell, and nothing needs to close. A quiet midweek or a low-season week is usually the easiest time to start.

  • You choose the rooms for each visit from your bookings.
  • I start with the rooms you need back first.
  • Rooms that become occupied unexpectedly simply move to the next batch.
  • Jobs run Monday to Saturday.

When will the rooms be ready to sell again?

Drying depends on ventilation, the weather, the carpet fibre and how soiled it was. Rooms with windows that open and a heat pump running dry much better than a closed-up unit on a cold, damp day.

I won’t give you a fixed time, but I’ll tell you on the day which rooms look ready and when to check the others. If you’re planning around check-ins, clean the rooms with the latest arrivals or no bookings first. See the carpet drying guide for the factors involved.

Can mattresses, headboards and chairs be done at the same time?

Yes, and in motels they often need it as much as the carpet. Guests see a marked headboard or a stained mattress protector line straight away.

  • Fabric headboards: a common problem area from hair products and leaning against them.
  • Mattresses: cleaned on site. Old marks may only lighten.
  • Armchairs, dining chairs and sofa beds in family units.

I look at the fabric and test a hidden spot first. Vacuum-only (X-coded) fabrics aren’t something I take on. More on the upholstery and mattress cleaning page.

What about stains and urine in rooms?

Spills of drinks, food and makeup are part of running accommodation. Ask housekeeping to do first aid only: blot with a clean cloth, don’t rub, use a little cool water, and avoid strong household products. Then note the room so I can treat it at the next visit. Details are on the stain treatment page.

For urine, from guests’ pets or from people, I use a UV torch to find spots you can’t see, then the process I use for every urine job: pre-spray and hot water extraction of the area, a urine treatment matched to the carpet (enzyme product on synthetic, a dedicated wool-specific product on wool), and an extraction rinse, repeated if needed. Urine jobs include a deodoriser and antimicrobial treatment as standard.

Odour usually improves a lot, but I don’t promise complete removal. If urine has soaked into the underlay, replacing that section is sometimes the honest answer. See pet urine and odour treatment.

What does a motel need to arrange before the clean?

  • Parking for the van near the rooms. Hoses reach roughly 45 m, so on a long block I may move the van between batches.
  • An outside tap. Without one, I can usually connect to an indoor tap with an adapter. It just takes more setting up.
  • A list of room numbers for the visit, and keys or a master key.
  • Housekeeping done first if possible, with bins, luggage racks and loose items off the floor.

Beds and heavy furniture can usually stay in place. I clean around and under where it’s practical, and protective film goes under furniture legs when they’re moved.

How does the owner-operator setup work for motels?

J.S. Carpet Cleaning is just me. I quote, schedule and clean every room myself. For you, that means one contact, and the person who knows your rooms comes back each time.

It also means I schedule around your operation rather than sending a crew to do everything in one go. For larger properties, spreading the work over several visits is normal. Evenings and Saturdays can be arranged where it fits.

  • Quotes are per site. I’m happy to look at the motel first.
  • Price confirmed before work starts.
  • Invoicing to the business.
  • H&S documentation and proof of $1M public liability insurance on request.

How often should motel carpets be cleaned?

It depends on occupancy, whether you take pets, and how much grit comes in from car parks. Entrance areas inside each unit and the walkway between door and bed wear first. Many motels do a full round of rooms in the low season and spot-clean problem rooms through the year. We can set a pattern after the first round. General guidance is in how often to clean carpets.

Frequently asked questions

Do I need to close the motel for carpet cleaning?

No. I clean vacant rooms in batches, so the rest stay available to sell. Bigger properties are spread over several visits.

Can you work around last-minute bookings?

Yes. If a room on the list gets booked, it moves to the next batch. Just tell me on the day.

Can you clean headboards and mattresses in the same visit?

Yes. Headboards, mattresses and fabric chairs can be done alongside the carpet. I test the fabric first, and vacuum-only fabrics aren’t taken on.

We take pets. Can you deal with odour in pet-friendly rooms?

Yes. I find hidden spots with a UV torch and treat them with a product matched to the carpet. Odour usually improves a lot, but I don’t promise it’s completely gone.

Can you invoice the business?

Yes. Every job is invoiced, and it can go to the business or your management company.
