Carpet cleaning for holiday homes and Airbnbs
A planning guide for holiday home owners, Airbnb hosts and the property managers and cleaners who look after short-stay listings in Christchurch and Canterbury: timing cleans between guests, spills, pet-friendly listings and soft furnishings.

When is the best time to clean carpets between guests?
The best time is a gap in your bookings. Cleaning on a turnover day is possible, but the carpet then needs time to dry before the next guests walk on it, and that depends on factors I can’t fully control. If you can block out a gap, do.
Drying depends on ventilation, the weather, the carpet fibre and how soiled it was. A dry, breezy day with windows open is very different from a cold, damp Christchurch winter day with the place shut up. I’ll give you guidance on the day based on what I see. Background is in the carpet drying guide.
- Look at your calendar for quieter weeks and book a deep clean into one of them.
- For a tight turnover, tell me the next check-in time so I can be first job of the day if possible.
- Bedrooms and living areas can be split across two visits if one gap isn’t long enough.
- Jobs run Monday to Saturday.
What about one-off spills from guests?
Wine, coffee, food and makeup are the usual ones. The sooner a mark is treated, the better the chance it comes out fully. Ask your cleaner to do first aid only: blot with a clean cloth, don’t rub, and use a little cool water. Avoid strong household products, as some set stains or leave residue that attracts dirt.
Then send me a photo. I’ll tell you honestly whether it’s likely to come out or only lighten, and whether it’s worth a separate visit or can wait until the next scheduled clean. More on this: stain treatment.
Is a pet-friendly listing harder to keep fresh?
It can be. Visiting dogs sometimes have accidents in a new place, and the next guest may notice an odour even if your cleaner can’t see a mark. If you allow pets, plan for it.
I use a UV torch to find hidden urine spots, then follow a set process: pre-spray and hot water extraction of the area first, then a urine treatment matched to the carpet (enzyme product on synthetic carpet, a dedicated wool-specific product on wool), then an extraction rinse, repeated if needed. Urine jobs include a deodoriser and antimicrobial treatment as standard.
Odour usually improves a lot, but I don’t promise complete removal. Where urine has soaked into the underlay, replacing that section can be the honest answer. See the pet urine carpet guide for the detail.
Can you clean mattresses, sofas and headboards at the same visit?
Yes, and for short-stay properties this is often worth doing. Guests notice a marked mattress or a grubby sofa arm straight away, and it shows in photos too.
- Mattresses: cleaned on site, with honesty about which marks will only lighten.
- Fabric sofas, armchairs, dining chairs and headboards: I look at the fabric and test a hidden spot first.
- Loose rugs: cleaned on site, laid out on carpet, a protected timber floor or the driveway.
Vacuum-only (X-coded) fabrics aren’t something I take on. Details are on the upholstery, mattress and rug cleaning page.
Do you work with property managers and cleaning teams?
Yes. Many short-stay homes are run by a manager or a cleaner rather than the owner. I’m happy to deal directly with whoever is on site.
- Access: a lockbox code or key arrangement works. You don’t need to be there.
- Order of work: ideally your cleaner finishes the hard floors and bathrooms, then I do the carpets last, so nobody walks across them while they’re drying.
- Invoicing: I can invoice the owner, the management company or the business, whichever you prefer.
- Several properties: send me the list and we can group them by area onto the days that suit you.
How should the property be set up before I arrive?
- Somewhere to park the van near the entrance. Hoses reach roughly 45 m.
- Power on and an outside tap. Without an outside tap, I can usually connect indoors with an adapter. It just takes more setting up.
- Small items, toys and loose cords off the floor.
- Windows that can be opened, or heating or a heat pump available, to help with drying.
Protective film goes under furniture legs after the clean, so it’s best left in place until the carpet is dry. A full checklist is in how to prepare for carpet cleaning.
How often does a holiday home need a carpet clean?
It depends on occupancy, pets and the season more than the calendar. A busy listing with a lot of summer bookings will need more frequent cleans than a family bach used a few weekends a year. Many hosts do a deep clean in a quiet period and spot-treat between guests as needed.
Quotes are per property, and I’m happy to look at the place first if it’s larger or has unusual marks. Your price is confirmed before work starts.
Frequently asked questions
Can you clean on a turnover day?
Sometimes, yes. The carpet still needs to dry before the next guests arrive, and that depends on ventilation, weather, fibre and soiling. If you can leave a gap in bookings, that’s the safer plan.
Do I need to be at the property?
No. A lockbox or key arrangement is fine. I’ll let you or your manager know when it’s done.
A guest’s dog had an accident. Can you help?
Yes. Send me photos and tell me roughly where it happened. I use a UV torch to find hidden spots and treat them with a product matched to your carpet. Odour usually improves a lot, but I won’t promise it’s completely gone.
Can the invoice go to my property management company?
Yes. I can invoice the owner, the management company or the business, whichever suits you.
Can you do several of my listings in one trip?
Often, yes. Send me the addresses and the dates they’re free and I’ll group them by area.
