Moving Into a Home You’ve Bought: Cleaning the Carpets First

The few days between settlement and moving your furniture in are the easiest time your carpets will ever be cleaned. Here’s why it’s worth doing then, what to look at during the pre-settlement inspection, and how to fit the clean around moving day.

Why clean the carpets before you move your furniture in?

Because the rooms are empty. With nothing in the way, every part of the carpet gets cleaned, including the edges and corners that normally sit under beds, couches and wardrobes for years.

It’s also the one time you get a fresh start with someone else’s carpet. You don’t know how the previous owners lived on it: shoes on or off, pets, smokers, spills that were dealt with well or badly. A proper clean before your things go down means you’re starting from a known point.

Practically, it’s simpler too. There’s no furniture to shift, no toys to pick up, and nobody walking through the rooms while they dry.

What if the previous owners had pets?

Then it’s worth a closer look before you move in. Pet urine often goes into the backing and underlay, and the smell can be faint in a cold, empty house, then show up once the place is heated and lived in.

I can check the carpet with a UV torch, which shows urine spots that can’t be seen in normal light. Hidden spots are common along walls, by doors and in corners. If I find them, I treat them as part of the clean: pre-spray and hot water extraction of the area, then a urine treatment matched to the carpet fibre, then a hot water rinse. Urine jobs include a deodoriser and antimicrobial treatment as standard.

I’ll be straight with you about what to expect. Most spots improve a lot, but I can’t promise a smell will go completely. Where urine has soaked through again and again, replacing that section of underlay is sometimes the honest answer. My pet urine and odour treatment page and pet urine guide explain more.

What about other smells, like smoke or cooking?

A hot water extraction clean flushes out and removes dirt, bacteria and allergens from the pile, along with much of the residue that holds onto household smells. It often makes a clear difference. Smells can also come from curtains, walls and soft furnishings, though, so the carpet isn’t always the only source. If you notice a smell, mention it when you ask for a quote.

What should I look at on the carpet at the pre-settlement inspection?

This is general information, not legal advice. Your sale and purchase agreement, your lawyer or conveyancer, and your real estate agent are the people to talk to about what the inspection is for and what you can do if something isn’t right. The official settled.govt.nz site explains the home-buying process in plain English.

From a carpet point of view, these are the things worth noticing while you’re there:

  • Marks that weren’t there at the open home, especially where furniture has just been moved out.
  • Damp patches near windows, outside walls, the laundry or the bathroom door.
  • Smells in particular rooms, especially if pets lived there.
  • Damage such as burns, tears, lifting seams or worn patches at doorways.
  • Dents and pale squares where heavy furniture stood. These are normal and often ease with time and cleaning.

Take photos as you go. They’re useful for your own records, and they also help me give you an accurate quote.

When should I book the clean around settlement?

Ideally, after you have the keys and before the moving truck arrives. Some buyers leave a gap between settlement and moving day for exactly this reason, so the carpet can be cleaned and dried while the house is empty.

  • Book once you know your settlement date. Give me two or three days that would suit.
  • Check the power and water will be on. I need a tap, normally an outside one, and parking near an entrance for the truck-mount van. If there isn’t an outside tap, I can usually connect to an indoor tap with an adapter. It just takes more setting up.
  • Leave a gap before the furniture goes in. Drying depends on ventilation, the weather, the carpet fibre and how soiled it was, and I’ll give you guidance on the day.
  • If you’re in a rush, the movers can still come. I put protective film under furniture legs after a clean, and I’ll talk you through what to do.

My carpet drying guide covers what helps carpet dry. If you’re moving into Rolleston, Lincoln, Kaiapoi or Rangiora, tell me your preferred days, as I group jobs by area.

Do I need to be there for the clean?

Not for the whole time. Someone needs to let me in and show me round, and point out any marks or smells you’ve noticed. After that, many people head off to sort out the rest of the move.

What else is worth doing while the house is empty?

An empty house is also the best time to look for signs of carpet beetle or moth damage along skirting boards and in wardrobes. My carpet beetle and moth guide shows what to look for. If you’ve got tiled areas, that’s a good time to get the tiles and grout done as well, so everything is clean before your things come in.

How do I get a quote for a move-in clean?

Text me the address and the number of rooms. Add photos of any stains, damaged areas or rooms where you noticed a smell. Your price is confirmed before work starts. For a sense of the market, published Christchurch prices for a 3-bedroom home with a lounge run from about $150 to $250 including GST (checked October 2026). Larger homes or pet treatment cost more.

Frequently asked questions

Is it worth cleaning carpets in a house I’ve just bought?

For most buyers, yes. You don’t know how the carpet was looked after, and an empty house is the easiest and most thorough time to clean it.

Can you check for pet urine before I move in?

Yes. I use a UV torch to find spots that don’t show in normal light. It works best in an empty house, where every part of the floor can be checked.

Will a clean remove the previous owners’ pet smell?

It often makes a big difference, but I can’t promise a smell will go completely. If urine has soaked into the underlay, a section may need replacing. I’ll tell you honestly what I find.

Should I clean before or after the painters?

After, if you can. Painting and other work bring in dust, drips and foot traffic. Get the trades done first, then book the carpet clean before the furniture goes in.

Can you clean on the day I get the keys?

It depends on timing and my bookings. Tell me your settlement date early and I’ll see what fits. A day or two after settlement is often easier.
