Carpet Cleaning for Your Bond: A Christchurch Tenant’s Guide
Short answer: tenants need to leave a rental reasonably clean and tidy, and the carpet is one of the first things checked at the final inspection. A professional clean is the simplest way to show it was left in good condition, and the invoice gives you a clear record. If you have an indoor pet, check your pet consent conditions.

Why get the carpets professionally cleaned when you move out?
Because it’s the easiest way to show the carpet was left clean, and to avoid an argument over your bond.
A vacuum picks up what sits on top. Months of foot traffic leave fine grit and grime deeper in the pile, which shows up as grey walkways and dull patches. A hot water extraction clean lifts that out, so the carpet looks and smells fresh for the final inspection.
The invoice is a simple record of what was done and when. If there’s ever a question about the carpet, you can show it straight away.
What does “reasonably clean and tidy” mean for carpet?
It means clean to the standard an ordinary, reasonable person would expect. It doesn’t mean spotless or “like new”. For carpet, that usually means:
- vacuumed thoroughly, including edges, corners, wardrobes and stairs
- no food, drink, mud or pet mess left on it
- no obvious grime or smell that cleaning would fix
Normal wear from people living there is different: worn walkways, flattened pile and sun fading are fair wear and tear.
Stains are different again. A mark caused by an accident (wine, paint, nail polish, pet urine) may be treated as damage rather than a cleaning issue, and different rules apply. If you have a stain like that, it’s worth getting it treated properly before the final inspection rather than leaving it to be argued about afterwards. See stain treatment.
I have a pet. Does that change anything?
It can. Since 1 December 2025, when a landlord consents to a pet they can set reasonable conditions. Tenancy Services gives this as an example of a reasonable condition: the carpet must be cleaned to a professional standard at the end of the tenancy, if the pet is allowed indoors. Under the same rules a landlord can charge a pet bond of up to two weeks’ rent, and tenants are responsible for pet-related damage beyond fair wear and tear.
If you have an indoor cat or dog, read your pet consent conditions carefully before you book. If urine is the issue, it needs extra treatment on top of a general clean. See pet urine and odour treatment.
What do property managers check on carpet at the final inspection?
They look at whether the carpet looks and smells clean compared with the ingoing inspection report and photos. Things that commonly get noticed:
- Traffic lanes: grey paths down hallways and into the lounge.
- Spots and stains: especially near the couch, dining table, kids’ rooms and doorways.
- Pet signs: hair along the edges, urine smell (often stronger on a warm day or once the carpet is damp), and claw-pulled loops.
- Under-furniture areas: dust and dents where beds and couches sat.
- Edges and wardrobes: the bits a quick vacuum misses.
- Stairs: the front edge of each step.
Tip: find your ingoing inspection report and photos now. If a stain or worn patch was already there when you moved in, that record protects you.
When should I book the carpet clean?
Book it for after your furniture is out and the rest of the cleaning is done, with enough time for the carpet to dry before the final inspection. A good order is:
- Move out furniture and belongings.
- Do the rest of the cleaning (walls, kitchen, bathroom, windows) so nothing drips onto clean carpet.
- Vacuum.
- Carpet clean.
- Let it dry, then do the final inspection.
Drying: how long it takes depends on ventilation, the weather, the carpet fibre and how soiled it was. Cold, still Christchurch winter days are the slowest. A morning booking with windows open or a heat pump on helps, and I’ll give you guidance on the day. More in our guide: how long carpet takes to dry after cleaning.
Book ahead. End-of-month dates and Saturdays fill up quickly, so about a week’s notice is sensible.
How much does end-of-tenancy carpet cleaning cost in Christchurch?
It depends on the number of rooms, stairs, and whether stains or pet treatment are needed. As a rough market guide, published Christchurch prices for a 3-bedroom home with a lounge run from about $150 to $250 including GST (checked October 2026). Stains, stairs and pet urine are usually extra.
Your price is confirmed before any work starts. For a standard clean, your address and the number of rooms are usually enough. For stains, upholstery or unusual marks, text a few photos to 027 612 2522 so I can give you an accurate quote. Or get a free quote online.
Do I need a receipt for my bond?
There’s no rule that says you must produce one. But if you’ve had the carpets cleaned, a receipt is the easiest proof to show a landlord or property manager, and useful evidence if there’s ever a dispute. A useful receipt shows:
- the business name and contact details
- the property address and the date of the clean
- which rooms and areas were cleaned, and any stain or pet treatment
- the amount paid and GST
I give every end-of-tenancy customer an itemised invoice they can forward straight to their property manager.
Also take your own dated photos of each room once the carpet is dry. Tenancy Services recommends photos at the final inspection, and doing the inspection together with the landlord if possible.
Should I hire a machine or get a professional?
Either can work if the carpet only needs a refresh. A professional clean usually makes more sense for heavy soiling, stains, pet smells, wool carpet, or when you’re short on time before the inspection.
| DIY hire machine | Professional truck-mount clean | |
|---|---|---|
| Cost | Hire fee plus solution, and your time | Price confirmed before work starts |
| Heat | Relies on hot tap water, which cools in the machine | Water heated by the truck-mounted unit as it cleans |
| Suction | Small electric motor | Powered by the truck-mount, so more water is recovered |
| Drying | Often wetter, so slower drying | Usually faster, as less water is left behind |
| Stains and urine | Limited; some products can set stains | Treatment matched to the stain type |
| Proof for your bond | Hire receipt only | Itemised invoice |
| Risk | Over-wetting, sticky residue, wool shrinkage or browning | Insured ($1M public liability) |
If you DIY, don’t over-wet the carpet. Do slow drying passes, rinse out any soap, and test stain products somewhere hidden first. Shampoo left in the carpet attracts dirt quickly and can feel sticky underfoot, and an inspector may notice.

Frequently asked questions
Will a professional carpet clean help me get my bond back?
It’s one of the best things you can do. The carpet is checked closely at the final inspection, and a clean, fresh carpet plus an itemised invoice makes it easy to show it was left in good condition.
I have a pet. Does that change anything?
Possibly. Since 1 December 2025, a landlord who consents to a pet can set reasonable conditions, such as cleaning the carpet to a professional standard at the end of the tenancy if the pet was allowed indoors. Check your pet consent conditions.
How long before my final inspection should I get the carpets cleaned?
After the furniture is out and the rest of the cleaning is done, with enough time for the carpet to dry. Drying depends on ventilation, the weather and the carpet, and is slower on cold winter days. I’ll give you guidance when we book.
Will carpet cleaning remove every stain?
Not always. Many stains come out or lighten a lot, but some (bleach, certain dyes, old pet urine in the underlay) can be permanent. I’ll tell you honestly before I start what’s likely to come out.
Do I get a receipt I can give to my property manager?
Yes. You get an itemised invoice showing the address, date and areas cleaned, which you can forward to your landlord or property manager.
Do you cover Rolleston, Lincoln, Kaiapoi and Rangiora rentals?
Yes. J.S. Carpet Cleaning covers Christchurch city plus Rolleston, Lincoln, Kaiapoi and Rangiora.
