Carpet Cleaning Cost in Christchurch: What Affects Your Quote
What does carpet cleaning cost in Christchurch, and why do quotes vary so much? Here’s what goes into a price, how to get an accurate quote by text, and what to watch for with very cheap per-room deals.

What does carpet cleaning cost in Christchurch?
As a guide, published Christchurch prices for a 3-bedroom home with a lounge run from about $150 to $250 including GST (checked October 2026). Your own price depends on your home and the carpet, and with J.S. Carpet Cleaning your price is confirmed before work starts.
I don’t publish a price list, because two homes with the same number of bedrooms can be very different jobs. A clear quote based on your home is fairer than a headline number that changes on the day.
What affects a carpet cleaning quote?
These are the things that make the biggest difference to the time and products a job needs.
Number and size of rooms
The number of rooms is the starting point, but size matters too. A small study and a large open-plan lounge are both “a room”, yet one can take several times longer than the other. Hallways and walk-in wardrobes add to it too.
Stairs
Stairs are cleaned step by step with a smaller tool, including the edges and risers, so they take far longer per square metre than an open room. Tell me how many steps there are when you ask for a quote.
How soiled the carpet is
Carpet that’s had a regular clean usually comes up with a standard pre-spray and rinse. Carpet that hasn’t been cleaned in a long time, or has deep grey traffic lanes, may need CRB agitation and more passes. See my stairs and high-traffic areas guide for why busy areas take more work.
Stains
Spots that come out with the normal clean don’t add much. Older or stubborn stains, such as red wine, coffee, makeup or dyes, may need separate treatment. My stain treatment page explains how I approach them and what may only lighten.
Pet urine
Urine areas need their own process: pre-spray and extraction, a check, a urine treatment matched to the carpet fibre, then another rinse, repeated if needed. That’s more time and product than a standard clean, so it’s quoted separately. These jobs include a deodoriser and antimicrobial treatment as standard. The details are on the pet urine and odour treatment page.
Carpet type
Wool carpet needs wool-safe products and careful handling. Some delicate carpets need a slower approach. I’ll ask about it when you send photos.
Upholstery, rugs and mattresses
Sofas, armchairs, rugs and mattresses are priced on their own, by size and fabric. It’s often worth adding them to a carpet job, as the gear is already set up. See upholstery, mattress and rug cleaning.
Access
I work with a truck-mount, so I need to park near an entrance, and the hoses reach roughly 45 m from the van. An outside tap is the norm. If there isn’t one, I can usually connect to an indoor tap with an adapter, it just takes more setting up. Some upper-floor apartments are beyond hose reach, and there I offer a low-moisture clean instead, which is a lighter clean.
Furniture and how empty the rooms are
An empty house at the end of a tenancy is quicker to clean than a lived-in home full of furniture. Let me know which it is. My preparation checklist explains what to move before I arrive.
How do I get an accurate quote by text?
A quick text is usually all it takes. Send me:
- Your address (suburb is fine to start with).
- The number of bedrooms, lounges and hallways to be cleaned, plus any stairs.
- Whether the home is lived-in or empty.
- Photos of any stains, pet areas or unusual marks.
- Photos of any upholstery, rugs or mattresses you’d like added.
- Anything unusual about parking or access, such as a long driveway or an upstairs apartment.
For a standard clean, the address and number of rooms is enough. Photos help most with stains and furniture. For bigger jobs I can come and have a look first. The quote is free, and I usually reply quickly.
What’s usually included, and what’s extra?
Every business words this differently, so always ask what a quote covers. In general terms, it looks like this.
Usually part of a standard clean:
- A walk-through with you before starting.
- Pre-spray of the carpet and treatment of everyday spots.
- Hot water extraction with the truck-mount.
- Grooming where needed.
- Protective film under furniture legs.
- Air movers where they help.
Commonly quoted separately:
- Stairs.
- Pet urine treatment.
- Heavy or stubborn stain treatment.
- Upholstery, rugs and mattresses.
- Tile and grout cleaning.
I'll confirm the price before I start, including anything extra. If something new turns up on the day, such as a urine patch hidden under a rug, I’ll explain what it needs and you decide before I do it.
What are the red flags with very cheap per-room deals?
A low price isn’t automatically a bad deal. But some very cheap per-room offers make their money in other ways. Watch for:
- No definition of a room. If a “room” has a size limit, your lounge may count as two.
- Minimum charges. A cheap per-room price can come with a minimum that’s higher than it looks.
- Basics charged as extras. Pre-spray, spot treatment or moving a chair turning into extra charges on the day.
- Pressure to upsell. A cheap headline price followed by a hard push for add-ons you didn’t ask about.
- Rushed work. To make a very low price pay, a job has to be done fast, and quick passes leave more water and soil behind.
- Unclear who’s coming. Ask whether the person who quotes will do the clean, and whether they carry public liability insurance.
- No price before work starts. You should know the total before anything gets wet.
My guide to choosing a carpet cleaner has more questions worth asking before you book.
Why does J.S. Carpet Cleaning confirm the price first?
Because it’s fairer. I’m the owner-operator, so I quote and clean every job myself, and I’d rather agree the price with you at the start than surprise you at the end. J.S. Carpet Cleaning carries $1M public liability insurance and has a 5.0 rating on Google.
Frequently asked questions
Why won’t you give me a price on the website?
Because homes differ too much for a price list to be accurate. Text me your address and number of rooms and I’ll give you a clear quote for your home instead.
Is the price likely to change on the day?
The price is confirmed before work starts. If we find something new on the walk-through, such as a hidden pet urine area, I’ll explain the option and you decide before anything is added.
Is pet urine treatment included in a standard clean?
No. It needs its own process and products, so it’s quoted separately. It includes a deodoriser and antimicrobial treatment as standard.
Is it cheaper to have the house cleaned when it’s empty?
An empty home is usually quicker to clean than a furnished one, which can make a difference to the quote. Let me know whether the rooms will be empty or lived-in.
Do I need to send photos?
Not for a standard clean. The address and the number of rooms is enough. Photos help for stains, pet areas, upholstery and anything unusual.
Do you charge for a quote?
No. Quotes are free, by text or, for bigger jobs, a site visit.
